Straight answers to the questions we hear most from Lake Marion homeowners. If something is not covered here, call us at 803-496-6074.
Yes. Every new dock, seawall, boat lift, or ramp on Lake Marion requires permits — typically both a SCDHEC Critical Area / Navigable Waters permit and approval from Santee Cooper as the reservoir operator. We prepare the drawings, measurements, and agency paperwork for you and submit the package on your behalf for most residential projects.
Cost depends on length, water depth, materials, whether it is fixed or floating, and whether it includes a boat lift or cover. A modest single-slip residential dock on Lake Marion typically runs in the tens of thousands of dollars, while large piling docks with covered slips can run significantly higher. We visit your property and provide a free written quote specific to your site.
From signed contract to finished dock, plan on 6–12 weeks for a typical residential dock. Permitting through SCDHEC and Santee Cooper generally takes 3–6 weeks, and construction itself runs 1–3 weeks depending on complexity and weather. Larger commercial projects take longer.
Floating docks are usually the better choice on Lake Marion because Santee Cooper manages water levels — the lake rises and falls several feet per season. A floating dock stays level with the water. Fixed piling docks make sense where water depth is very consistent, bottom conditions are stable, and a traditional pier look is preferred. We will recommend the right option after walking your shoreline.
Yes. We bid on commercial, municipal, and Santee Cooper utility marine construction projects across the reservoir system. Our base in Eutawville, local crew, and 40+ years of experience on these lakes make us a practical local alternative to out-of-town contractors. See our Commercial & Utility page.
Minor cracking, tie-back rust, or small section failures can often be repaired. Seawalls showing bulging, shifting, significant loss of backfill, or widespread cracking usually need full replacement — anything short of that just delays the inevitable. We inspect the wall on site and give you an honest recommendation, not an upsell.
We regularly work on Lake Marion, Lake Moultrie, and the Santee Cooper system across Orangeburg, Clarendon, Calhoun, Sumter, and Berkeley counties — including Eutawville, Santee, Summerton, Manning, Holly Hill, St. Matthews, Pineville, Cross, Bonneau, and Moncks Corner.
Pressure-treated marine lumber, composite decking where requested, galvanized and stainless hardware, marine-grade concrete, vinyl sheet pile, and engineered riprap. Material selection depends on your budget, exposure, and how long you want the structure to last.
Usually yes — if the existing dock is structurally sound and the slip geometry works. We inspect the dock first, confirm the pilings can support the lift load, and recommend either a dock-mounted or independent-pile lift sized for your boat. If the existing dock is not rated for a lift, we will tell you.
